Office space next to state-of-the-art medical care is a once-in-a-lifetime opportunity for medical professionals. Located at the corner of the future St. Paul’s Hospital site, the new office building at 220 Prior St offers just that. Its design is a sleek, modern twist on the idea of a marker or buoy. Our design process was a balancing act; our aim was to refer to the site’s industrial past as a European warehouse, while also creating something that spoke to the cutting-edge medical resources right next door. Although our initial idea was to use a patina color for the exterior, the design evolved to feature glass as its primary material.
After a series of prototype studies, our design evolved around the idea of medical instruments, represented visually in the textures of the window treatments and its iterated form. The design features recessed and protruding massing that creates ample patio space for the offices above, as well as a striking entrance on ground level with outdoor seating. The space around it is set to evolve further after the viaducts are removed, creating an even more amenity-rich community around the building and medical campus.
